renting your property. This discussion will include such topics as evaluation
of current market conditions, an “achievable” rental amount, and needed
repairs and/or upgrading. We have found that an asking rent at or slightly
below the market, and the updating condition of the property are critical
to long term success.
• Marketing
Our staff is available 8 hours a day to assist prospective renters
that call inquiring on your property. Available vacancy listings are
distributed at our office, web site, and by fax. Strategically placed
yard and directional signs, and classified ads are also utilized as
marketing tools.
• Prospective Screening
Proper screening is a very important part of getting the best renter
for you. Our philosophy and goal is to reduce turnover and promote stability
so that potential collections can be maximized over the tenancy period.
We try to obtain the most qualified renter for you by assessing prospects‘
rental and credit history, and by verifying employment income and work
records.
• Accounting Statements
A well-known software system that is custom designed for the property
management industry is utilized for reporting purposes. These monthly
statements detail rental collections and expenses by individual property.
Separate invoices documenting each expense are included with each owner's
statement.
• Trained Staff
We maintain an experienced maintenance handy man on our payroll for
timely response to routine service needs. He works quickly to prepare
vacated units, enhancing the possibility of immediate re-rental. Our
broker in charge is a Certified Property Manager experienced in several
areas of real estate. Other staff members are college trained, with
backgrounds in construction, maintenance, and administration.
• Economical Maintenance Costs
It is very important to properly prepare your property for re-rental,
and to protect your investment by keeping it in good repair. We are
very proud of being able to complete needed work at reasonable rates.
By having our own staff maintenance person, you are charged only for
the time and materials he takes to complete the repair. We use other
service personnel that have proven their expertise over time and that
give us special discounted pricing.
